Do you know the cost of rebuilding the property?
Rebuild cost is usually lower than the market value. It is important you have the right level of cover so you don't end up paying any shortfall in the event of a claim.

If you know your rebuild cost, this is the best and most accurate way of obtaining a competitive quotation. 

Underinsurance can be a major issue if your property is not insured for the correct amount, so you should ensure any rebuild cost you are using is accurate.


The rebuild cost needs to factor in:

  1. The costs of demolishing and clearing away what’s left of the original property;
  2. Fees for professionals, such as architects and surveyors; and
  3. The cost of the materials and labour needed to rebuild the property to the same standard as it was before a loss.

  2. For a more accurate property rebuild valuation you can obtain a rebuild valuation from BCH for £115 +VAT here. Please note that this is an independent valuation.

If you do not know your rebuild cost, or you are not sure the figure you are using is accurate, answer ‘No’ to this question.  In this situation we can quote based on the number of bedrooms giving a sum insured of up to £750k.

Cover

Here is an overview of the cover you can buy for an unoccupied property:

Bronze is our basic level of cover. It only covers loss or damage to the buildings (or contents if you have chosen to insure this) caused by:

  • Fire, Lightning, Explosion. Earthquake; or Aircraft

This cover is often referred to as FLEEA cover. 

Silver is our mid-range level of cover. It extends the cover provided by Bronze to also include loss or damage to buildings (or contents if you have chosen to insure this) caused by:

  • Storm, Flood, Weight of snow, impact of vehicles or animals, falling trees, lamp-posts or telegraph poles. 

Cover is also provided for:

  • Accidental breakage of sanitary fittings
  • Accidental breakage to underground services which extend from your home to the public mains which you are legally liable for
  • The cost of finding the source of any leaks up to £1000 following an escape of water
  • Breakage or collapse of fixed radio or television aerials, satellite dishes & their masts
  • Increased domestic metered water charges up to £750 following an escape of water.

Gold is our highest level of cover. It extends the cover provided in Silver, to also include loss or damage to buildings (or contents if you have chosen to insure that) caused by:

  • Subsidence, heave or landslip (unless you live in an area prone to this type of damage. If this is the case and the cover is excluded, this will be shown clearly on your policy schedule).
  • Escape of Water or Oil to a maximum of £3,500 for any individual incident
  • Malicious Damage
  • Theft of Attempted Theft.

Contents are any items in the property not fixed to the property.  For example, a fitted kitchen is insured under your buildings, whereas a freestanding fridge should be insured under contents.
This cover excludes any individual items with a value in excess £1,000. All valuables (such as collections, art and jewellery) are excluded and should be removed from the property.

    Declaration

    Is the property currently in a good state of repair?
    In the event that insurers rely upon the answer to this question, anything that you were not aware of or should not have reasonably known could not be considered.
    By good state of repair we mean; is the property structurally sound, wind and water tight with no obvious faults and not derelict.
    Since taking ownership or responsibility for the property have you had insurance cover in continuous force?
    As you have not had cover in continuous force any loss or damage caused by Storm, Flood or Escape of Water will not be covered for the first 7 days of the policy.

    Please also note that the policy will not cover loss or damage caused by subsidence, ground heave or landslip which originated prior to the inception of the policy regardless of whether this damage was known about by you. If any proportion of the damage is found to have occurred prior to inception of the risk we will not cover any damage arising from that event.

    Can you confirm the property has been inspected in the last 7 days and there is no damage that could give rise to a claim, which has occurred before the intended inception date of the policy?

    Underpinning involves the strengthening and stabilising the foundations of an existing building. It may sometimes result in a different form of foundation.
