If you know your rebuild cost, this is the best and most accurate way of obtaining a competitive quotation. 

Underinsurance can be a major issue if your property is not insured for the correct amount, so you should ensure any rebuild cost you are using is accurate.


The rebuild cost needs to factor in:

  1. The costs of demolishing and clearing away what’s left of the original property;
  2. Fees for professionals, such as architects and surveyors; and
  3. The cost of the materials and labour needed to rebuild the property to the same standard as it was before a loss.

  1. The Building Cost Information Service (BCIS) provides a free online calculator to help you check the adequacy of your building sums insured.  You can find it here.
  2. For a more accurate property rebuild valuation you can obtain a rebuild valuation from BCH for £100 +VAT here. Please note that this is an independent valuation.

If you do not know your rebuild cost, or you are not sure the figure you are using is accurate, answer ‘No’ to this question.  In this situation we can quote based on the number of bedrooms giving a sum insured of up to £750k.

Cover

Here is an overview of the Probate Property Insurance Cover you can buy:

Bronze - Covers only claims caused by fire, lightning, earthquake, explosion and aircraft (FLEEA).

Silver - Extends the cover provided by Bronze to only include:

  • Subsidence, flood, vandalism, impact, leakage of fuel, escape of water and theft or attempted theft.
  • Claims caused by malicious damage, escape of water or theft or attempted theft are limited to £3,500.

Gold - Is our top level of cover.  It extends the cover included in Silver, removing the £3,500 claims cap on malicious damage, escape of water or theft claims. Please note:

  • The maximum amount payable for claims is the sums insured listed on your policy schedule
  • If water systems cannot be isolated and drained down, the maximum claims payment following an escape of water is £5,000.

Each cover level also includes Property Owners Liability at £2,000,000.   Full details of the cover provided can be found in your quotation documentation.

Would you like to include contents cover?
Contents are any items in the property not fixed to the property.  For example, a fitted kitchen is insured under your buildings, whereas a freestanding fridge should be insured under contents.
This cover excludes any individual items with a value in excess £1,000. All valuables (such as collections, art and jewellery) are excluded and should be removed from the property.

Declaration

Is the property currently in a good state of repair?
In the event that insurers rely upon the answer to this question, anything that you were not aware of or should not have reasonably known could not be considered.
By good state of repair we mean; is the property structurally sound, wind and water tight with no obvious faults and not derelict.
Since taking responsibility for the property as the executor or administrator have you had insurance cover in continuous force?
As you have not had cover in continuous force any loss or damage caused by Storm, Flood or Escape of Water will not be covered for the first 7 days of the policy.

Please also note that the policy will not cover loss or damage caused by subsidence, ground heave or landslip which originated prior to the inception of the policy regardless of whether this damage was known about by you. If any proportion of the damage is found to have occurred prior to inception of the risk we will not cover any damage arising from that event.

Can you confirm the property has been inspected in the last 7 days and there is no damage that could give rise to a claim, which has occurred before the intended inception date of the policy?
Does the property have locks on all exterior doors and on all accessible windows?

  • All external doors are fitted with either:
    • a 5 lever mortice deadlock (conforming to BS 3621); or 
    • if a composite or UPVC type door, a multi point locking system
  • All patio doors are fitted with a central locking device and either:
    • key operated bolts at the top and bottom; or
    • a multi-point locking system
  • all ground floor and accessible opening windows have key operated security locks
Are there any visible signs of stepping or cracking in the walls of the buildings?

Do the cracks exceed 2 millimetres in width?
