Please can you provide details:
Do you know the cost of rebuilding the property?

If you know your rebuild cost, this is the best and most accurate way of obtaining a competitive quotation.

Underinsurance can be a major issue if your property is not insured for the correct amount, so you should ensure any rebuild cost you are using is accurate.

The rebuild cost needs to factor in:

  1. The costs of demolishing and clearing away what’s left of the original property;
  2. Fees for professionals, such as architects and surveyors; and
  3. The cost of the materials and labour needed to rebuild the property to the same standard as it was before a loss.

 If you need help:

  1. The Building Cost Information Service (BCIS) provides a free online calculator to help you check the adequacy of your building sums insured.  You can find it here.
  2. For a more accurate property rebuild valuation you can obtain a rebuild valuation from BCH for £115 +VAT here. Please note that this is an independent valuation.

If you do not know your rebuild cost, or you are not sure the figure you are using is accurate, answer ‘No’ to this question.  In this situation we can quote based on the number of bedrooms giving a sum insured of up to £750k.

This policy is for buildings with a rebuild cost not exceeding £750,000. Cover is automatically included up to £750,000. Is the property rebuild value higher than £750,000?

Is the property a listed building?
A building is listed when it is of special architectural or historic interest considered to be of national importance and therefore worth protecting.

In England & Wales you can search The National Heritage List to find out if your property is listed. Alternatively, you can contact your local authority.

Are there any plans to renovate the property during this period of insurance?
We don't need to know about general painting and decorating.
Will these renovations involve structural work or any demolition?
If you are removing a wall, making changes to the roof, or extending or demolishing any part of the property you must answer yes.
Structural work is defined as any changes to the roof or any load bearing walls
Please can you provide more information on the renovation work?

We will need to refer your circumstances to our underwriter, so please provide as much information as you can including:

  • What work are you having done, including details of any structural work or extensions to the property
  • What is the total value of the project?
  • When is the work planned to start?
  • When will the work end?
  • Do you have planning permission?

Declaration

Is the property currently in a good state of repair?
In the event that insurers rely upon the answer to this question, anything that you were not aware of or should not have reasonably known could not be considered.
By good state of repair we mean; is the property structurally sound, wind and water tight with no obvious faults and not derelict.
Since taking responsibility for the property as the executor or administrator have you had insurance cover in continuous force?
As you have not had cover in continuous force any loss or damage caused by Storm, Flood or Escape of Water will not be covered for the first 7 days of the policy.

Please also note that the policy will not cover loss or damage caused by subsidence, ground heave or landslip which originated prior to the inception of the policy regardless of whether this damage was known about by you. If any proportion of the damage is found to have occurred prior to inception of the risk we will not cover any damage arising from that event.

Can you confirm the property has been inspected in the last 7 days and there is no damage that could give rise to a claim, which has occurred before the intended inception date of the policy?
Does the property have locks on all exterior doors and on all accessible windows?
Are there any visible signs of stepping or cracking in the walls of the buildings?
Are the cracks wider at one end than the other?
Do the cracks exceed 2 millimetres in width?
Is there anything else you are aware of which could result in an increased risk of damage to the property?
Please provide the information that you are aware of which could result in an increased risk of damage to the property
Have you provided Insuristic with honest and accurate answers to all questions asked?
I understand that if I have failed to do so, my cover may be limited, claims payments proportionately reduced or my policy rendered invalid.
Have you provided Insuristic with a fair presentation of the risk and have taken care when answering any questions asked by ensuring that all the information provided is accurate and complete?

A fair presentation is one which clearly discloses in a clear and accessible manner all material facts which I and any senior management within my business ought to know following a reasonable search of the business for this information.
